Equity math: qualifying the deal before the first dial
Half the numbers you need to know whether a lead can become a deal exist before anyone picks up a phone. Working unqualified leads is the most expensive habit in acquisitions.
Every pre-foreclosure conversation costs something: a team member's hour, a mail piece, a door knock, a little of your market's patience. Spending those on a property with no equity and no path to one is pure waste, and it is the default behavior of any operation that treats the list as homogeneous.
The core screen is not complicated. Estimated value against total encumbrances, with an honest haircut for condition, arrears, and transaction costs. What matters is running it on every record automatically and keeping it current as estimates and payoff figures move, because a lead that failed the screen in January may pass it after a market shift or a corrected lien picture.
Thresholds with an override, not a veto
Numbers should rank the queue, not rule the business. There are thin-equity situations a creative structure can still serve: subject-to, short sale negotiation, or simply helping the owner exit with dignity and a clean credit story. Your best people know which is which.
PropCue applies the equity threshold as a routing input: strong-equity leads climb the queue, thin ones route to a review lane instead of the trash. The screen does the arithmetic at scale so human judgment is spent only where judgment actually pays.
Work the clock, not the list.
